What would be the advantages for this advance training in order to become a loan signing agent rather than just the regular notary public? And what would the title be called, loan signing agent or notary public in addition to the real estate agent?

A real estate agent has no need or reason to be a notary, and indeed probably shouldn’t. A loan officer, however, has good reason to be a notary, and many are.

The notary public requesting notarial act as regular notary.
