		<description>You might want to do something on investment property, what different criteria are used as compared to purchasing a home to live in, how to do the necesssary "due diligence" to know whether a particular property is a good investment or not, etc. What kind of properties bring the best cash flow? Return on investment? 

A related topic might be on purchasing properties with the intention of "flipping" them. Are there different criteria to look for other than to get the property at below market value? etc.

There are a few books that might be useful in this regard. The Rich Dad Poor Dad series has some books on real estate investments. Also the Millionaire Real Estate Investor and Flip. Also Donald Trump has some books on real estate investment, but these may be for large-scale investments, which may be different than the average mom-and-pop investor.
